Insurance for Campsites & Caravan Parks

Campsites or camping parks offer simple rental of lots and hook-up to utility services. Some may offer repair services, off-season storage, and sales or rental of units. Campsites may have a service or utility building for laundry or recreation, shower area, swimming (in a pool or lake), a retail convenience or supermarket, tennis courts, playground, fishing, boating, canoeing, hiking trails, horse trails, or other recreational operations. Campsites are normally independently owned but often with a tie to an organisation that requires inspections and certain minimum amenities.

At Business Insurance Service, we understand not just the insurance industry, but the commercial sector too. Our brokers have years of experience and expertise in finding professionals from across all disciplines the right kind of Liability and Professional Indemnity insurance cover for professionals, giving both sole traders, SMEs, and large security operations the protection they need.

What Insurance does a Campsite or Caravan Park need?

Minimum recommended cover can usually be arranged on a Commercial Combined policy to include Buildings, Computer Equipment & General Contents, Increased Expenditure, Employee Dishonesty, Public Liability, Employers’ Liability

Other covers to consider are Cyber Liability, Employment Practices Liability, Commercial Vehicle, Employee Benefits, Directors and Officers Liability, Excess of Loss/Difference in Cover.

Property insurance

Property exposure includes the office, shower area and laundry facilities. In addition, there may be community buildings, snack bar areas, or owned trailers that are available for rent. If the campground is seasonal and motorhomes or campers are left on premises for storage in the off-season, a caretaker should stay on premises or a security service should check each day for vandalism or small fires.

Property liability

Premises liability exposures can be high depending on amenities offered to customers. If the campground owns and rents units, all the life safety concerns of a lodging operation need to be evaluated. The condition of roads, security, and the condition of the park in general are the major liability concerns of the owner or operator. As campsites are often located in remote locations, water purity should be checked on an on-going basis. Playground equipment must be properly maintained and documented. Swimming area should be clearly marked and ‘No Swimming’ signs posted at any lake or pond where swimming is not an offered amenity. Swimming pools should be fenced, with a self-closing gate and depths clearly marked. Pool rules should be prominently displayed. Lifesaving equipment should be accessible at all times. If open fires are permitted, all fires must be extinguished and cooled to prevent fire.

Crime Insurance

Crime exposure comes from employee dishonesty and money and securities. Employee dishonesty requires separation of duties, particularly ordering and disbursement. Money and securities is an exposure if there is cash admission or if a restaurant is present. Regular deposits should be made and the number of cashiers should be limited.

Employers’ Liability Insurance

Employers’ liability exposure is normally service or maintenance related. Lifting, back injury, hernia, sprains, and strains are the most common. If other operations, such as lodging, tree trimming, or application of herbicides or pesticides take place, refer to the other narratives that would discuss the potential loss for those employees.

What other risks do Campsites and Caravan Parks face?

Other exposure is mainly contractors’ plant and equipment which is used to maintain the facility. It should be stored when not in use, with the storage facility locked.
